My New Home Purchase Costs





The day you meet with your lawyer and sign the documents is the closing date. Practice is meeting your lawyer to sign the documents ahead of time (usually a couple of days before) and then return on the closing date to pick up your new home keys and any adjustments.

Transition Costs

  • Lawyers Fees to handle the purchase
  • Lawyers Disbursements: Land Transfer Tax
  • Lawyers Disbursements: Tarion Enrolment fees
  • Lawyers Disbursements: Water Certificate
  • Lawyers Disbursements: New Mortgage or transfer preparation fees (optional) if you are using your own bank.
  • Lawyers Disbursements: Bank appraisal fees (optional) if you are securing a second loan or mortgage by other property owned.
  • Lawyers Disbursements: Bank finance fees (optional) the bank fees if you are using your own bank
  • Lawyers Disbursements: Morgage insurance (optional) if you want to insure your mortgage in the event you die, similar to life insurance on your mortgage debt.
  • House Insurance including the new home, your furniture, and any jewelry. Check with your insurance agent if you like to add any other options to your insurance.
  • Adjustments for property taxes and mortgage interest (optional)
